House is delinquent, Do we still pay rent?

This happened to a friend of mine in So. CA and he actually stopped paying his rent all together. He ended up living there for a year and a half rent free then when Bank of America finally decided to move forward they gave him and his sister $5,000 to move out within 30 days.
